House prices are soaring, and inventory is low. It’s important to find a good REALTOR® who will have your best interests in mind. Many agents can help you buy a home, but picking the best REALTOR® for your specific situation can be a challenge if you don’t know what to look for.
We want you to choose the best real estate agent for you. That means understanding their strong suits and choosing one whose experience, market knowledge and communication style makes you feel comfortable. Let’s help you find your next agent!
First, take some time to decide your budget and what areas of town you want to consider. When speaking to potential REALTORS®, ask about their experience in those areas. If you want a house in the $250,000-300,000 range, you might not necessarily want a REALTOR® who specializes only in land sales, commercial deals or exclusively multi-million dollar homes. If you are looking for a house in Collierville, you will want a real estate agent who has experience there. Agents routinely work in a variety of neighborhoods and different areas of the metro area. Ideally, the agent you choose has some experience in your price range and in the areas you consider. With today’s very tight real estate market, you may be best served to remain somewhat flexible. A truly experienced agent may suggest areas that you have not considered and may be unfamiliar with. Also, if you have not purchased a home recently, you may need to view homes in person to really understand the price range you will need to find acceptable in order to buy a home that suits your needs and wishes.
In this day and age, it’s increasingly important to be technologically savvy when it comes to real estate. While some people like to drive through neighborhoods and look for houses with for sale signs, 95% of people looking to buy a house use online tools during their search process, according to NAR.
The COVID-19 pandemic has also made online tools used to more important in the home search process. Agents have a wealth of tools at their disposal, including virtual tours, outdoor drone footage, online bookings, virtual signings, 3D 360-degree views of homes, and more.
But, the importance of technology does not stop with the home search. It extends to the analytical services a qualified agent will provide as you consider making offers on homes. Additionally, many buyers and sellers executed listing and selling documents with the electronic transmission and signature systems available to real estate agents. This improves efficiency and timeliness.
We expect agents using these tools and sellers expecting these tools to only increase in the future, so make sure the REALTOR® who represents you is up to speed with current technology used in real estate.
Getting a referral from a trusted friend or family member is invaluable. Ask people you know and trust who they have used and what their experience was like. Odds are that if they had an outstanding experience with a REALTOR® who went above and beyond, they would do that for you as well.
While we are talking about friends and family, if you have any who are real estate agents, you may or may not want to consider them depending on their experience and your perception of their level of professionalism. They may be a great fit as a friend or family member, but they might not be the best REALTOR® for you.
There are two primary considerations for your selection. You must have an agent in which you have a sense of trust and confidence. And you must have an agent with whom you have clear, direct, and easy communication. Your agent needs to both listen to you and communicate to you. Remember, you are the client and the real estate agent is providing a professional service.
If you do not have a specific real estate agent you feel is right for you, you may want to interview one or more agents. But remember that agents are busy professionals and may be taking time away from other clients to talk with you. You may want to schedule agent interviews one at a time so that you can stop interviewing them when you find one you feel will provide the services you want and need. Don’t be afraid to ask a lot of questions, especially if you are having any hesitations. Ask about their history, strategies, qualifications and certifications, and experience. You may want to ask for references, i.e. other clients they have served in the past. Just as you want your agent to be open and honest with you, you must be open and honest with them. If you are interviewing several agents, be sure and let them know that so they will not be disappointed if you do not choose them.
An experienced REALTOR® will have connections across the city and in all aspects of the home buying or home selling process. Whether you need a contractor, inspector, or mortgage provider, your agent may have qualified providers of the services you need. An experienced agent will be well-connected within their network and in related services.
Real estate documents are legally binding so you need to know what they say and why they are a part of your process. If you are unfamiliar with the documents, ask your agent to go through them in detail with you. And ask any questions that result from this review. If you are unfamiliar with the concept of real estate representation, ask your agent to explain it. And if you are unsure about the costs of the transaction, including commissions, fees, and other aspects, your agent is there to educate you so you know what you are doing each step of the way.
In summary, be sure you take your time and select a REALTOR® who is right for your specific situation. Next to selecting your new home, it could be the most important real estate decision you ever make!
